Why we started
We were sick of importers selling shortcuts.
Keaton Mills Modular was founded because the modular market in Australia was — and still mostly is — dominated by importers. They ship pre-built pods in from offshore, mark them up two or three times, and leave the customer holding the bag on compliance, council approval, engineering and warranty.
We thought we could do better, and we built the company around that. We work directly with the manufacturers we trust, we sign off every build on the engineering ourselves, and we don’t hand a customer off to someone else once the deposit is in.
Today we’re a small, hands-on team based on the Gold Coast. We deliver to every state and territory in Australia. We answer the phone ourselves. And the price you sign for is the price you pay.

Inside the build
Small team, hands-on every step
We’re deliberately small. Every quote is reviewed by someone who can answer questions about the engineering, the freight route, and what your council will actually approve — without escalating.
Our factory partner builds the shells to our drawings under a long-running production agreement. Final engineering sign-off, council lodgement, freight and on-site installation are managed by our team in Australia.
- One project manager from deposit to handover — not a different person at each stage.

- Freight, customs, heavy-haulage permits and 25-tonne crane all booked and managed by us — not subcontracted to a logistics broker.

Our head office is on the Gold Coast in Queensland. We offer video and in-person consultations by appointment — we keep things focused so the build team can stay on top of every active order.
