Do I need council approval for an expandable home?

In most cases, yes — any structure used as a permanent dwelling requires building approval from your local council. All our homes are engineered to NCC Class 1a certification, and we manage the entire lodgement process as part of our turnkey package.

What's the difference between a fixed home and an expandable home?

Accepted Answer

Both are built to the same NCC 2022 Class 1a residential standard — the difference is purely physical. A fixed home ships as a finished module: the footprint on the truck is the footprint you live in. An expandable home has fold-out side panels that more than double the floor area after delivery — a 40ft model transports in a standard 40ft profile but unfolds to 74m² of living space. Both include the full certification package: Form 15 engineering, NatHERS energy rating, BAL assessment, and council lodgement. Expandable models can also be re-folded and relocated if your circumstances change; fixed homes can be moved, but require fresh council approval at the new site.

What is Form 15?

Form 15 is the Queensland "Compliance Certificate for Building Design" — issued by a Registered Professional Engineer of Queensland (RPEQ) to certify the design meets the National Construction Code. Other states use equivalent forms (NSW uses an engineer's design certificate under the Design and Building Practitioners Act, VIC uses an RBP compliance certificate, etc.). Whichever form your state requires, we arrange and include it in the turnkey package.

Is my site bushfire-rated (BAL)?

If your site is in a bushfire-prone area, a BAL (Bushfire Attack Level) assessment is required and we arrange one as part of the engineering pack. The resulting BAL rating may require additional construction detailing — we quote any uplift before you commit.

What is included in the turnkey price?

Our turnkey price covers the unit itself, freight to your site, heavy haulage and crane hire, site setup and levelling, utility connections (water, sewer, power), engineering certification (Form 15), private building certifier fees, council lodgement, and the NatHERS energy report.

How long is a quote valid for?

Thirty (30) days from the date of issue. If material costs shift outside that window we may need to revise — we'll always discuss in writing before any change applies.

Do you offer finance?

Accepted Answer

Yes — all our Class 1a homes (fixed and expandable) are eligible for residential loans and equity release. Site offices, sheds and commercial product can be financed via low-doc business finance or chattel mortgage. See the Finance page for the partner network and indicative rates.

Why is your quote different from a competitor's?

Accepted Answer

Most importer quotes are unit-only. Once you add freight, crane, site setup, council, engineering and certifier fees you typically add another 30–40%. Our quote is genuinely turnkey, so compare line-for-line — not headline number to headline number.

Question 9

How long does the whole process take?

Accepted Answer

From deposit to handover typically takes 10–14 weeks. Engineering and drafting take 5–7 business days. Council approval runs 15–25 business days, concurrent with manufacturing (28–30 days). Ocean freight + customs is 14–21 days, on-site setup 1–2 days.

Where do you deliver?

Australia-wide — every state and territory. We deliver to suburban blocks, rural properties and remote sites. Heavy-haulage permits, pilot vehicles and police escort (where required) are arranged by our logistics team. Cyclonic regions (AS 4055 C/D) and bushfire-prone sites (BAL-29+) require an upgrade to the standard build — we quote any uplift before you commit.

What happens if my site is in a remote or difficult location?

Difficult sites (steep grades, unsealed roads, tight access) are quoted individually after a site survey. We confirm the crane positioning, route assessment and any access works before committing to a delivery date.

Question 12

Can I get photo updates during manufacturing?

Accepted Answer

Yes. We send photo and video updates at key milestones — frame completion, panel installation, fit-out, quality inspection. Your project manager is your single point of contact throughout.

Question 13

Can I customise the floor plan and finishes?

Accepted Answer

Yes. Every build is custom — kitchen layout, cladding colour, frame colour, windows, AC system, hot water and trailer setup are all configurable from the product page. For non-standard layouts, send us a sketch with your enquiry and our engineering team will price it.

Can I supply my own appliances or fixtures?

Accepted Answer

Generally yes for non-structural items — appliances, soft furnishings, exterior cladding. Structural items, electrical fitout and plumbing must be supplied by us so the warranty and certification stay intact.

Are the dimensions actually fixed?

Accepted Answer

External dimensions are fixed per model so we can ship them as one-piece freight (oversize-load permits become unworkable beyond standard widths). Internal layout, finish, joinery and inclusions are all configurable.

What does the warranty cover?

10 years on the structural envelope — steel chassis, frame, hinge mechanism, panel-to-frame fixings. 12 months on internal fittings, plumbing, electrical, joinery and KMM-supplied appliances. Full detail and exclusions are on the Warranty page.

What if I want to move the building later?

Accepted Answer

Expandable models can be re-folded and relocated — we can quote the re-lift / re-fold. Fixed-module homes are designed as permanent dwellings; they can be relocated, but council approval at the new site is a fresh process and we'll need to assess.

Does the building insurance cover the structure once delivered?

Accepted Answer

You arrange building insurance from the delivery date — risk passes at delivery. The structural warranty is separate from your insurance and covers manufacturing defect (not weather, accident or third-party damage).
